Sellers Module - CMA's



     Realty Vision can produce a one-page four-column quick
     CMA and a seven-page extensive CMA. The quick CMA
     compares 3 properties to the subject property on 25 data
     items, as a single-page report including your logo, photo
     and personalized with your client's name. Quick CMA is
     produced by just clicking an icon on seller profile screen.

- All comparable data is extracted from seller profile and property listing records automatically.
- You may enter individual adjustments for comparable properties and for suggested list price.
- A subject property may be compared to sold ones to show what it may sell for and to active
   or expired ones to show at what prices it may take too long to sell or fail to sell.

  A separate screen in the sellers module allows you to create,
  name, save and reuse extented CMA's.

  The listing numbers and the adjustment entries for the three
  comparable properties are extracted from the seller's profile
  record automatically. The documents to be used as the cover
  page, agent resume, company resume and conclusion page
  are also automatically extracted from the documents module.

- Other additonal info such as seller's address, etc. is extracted automatically from seller profiles.
- Typing a catchy heading, a short description and pasting a color picture is all needed to include
   a flyer page as part of your extended CMA.

     Realty Vision extended CMA contains a cover page, a cover
     letter, an agent resume including the agent photo, a company
     resume including the company logo, a flyer page including the
     picture of the subject property, a four-column comparison
     page and a conclusion letter with the suggested list price.

     Contents of cover letter, agent resume, company resume and
     conclusion page are copied automatically from document files.

- Specifying which documents should be used as cover letter, agent resume, company resume and
   conclusion letter is as easy as entering their document names in the extended CMA screen.
- The capability of dynamicly specifying these documents enables you to produce different sets of
   CMA's for various types of situations, properties, customers, etc. in just minutes.

  In some multiple listing associations, the data items used in
  CMA's may not be set as required fields and missing among
  the information submitted by the listing agents. This does not
  effect the CMA creation but results in gaps in the four-column
  comparison report which makes it look somewhat incomplete.
  For such cases, Realty Vision allows the manual editing of the
  CMA data to fill the missing items with information obtained
  from the listing agents through personal inquiries.
